Owner prospecting on OLX + Storia

Scraper monitors new owner-posted (not agent) listings, enriches them with property data (location, age, comparable pricing), and sends a personalized prospecting message within 60 minutes of posting. Because in real estate, the first to call wins.

Buyer-lead qualification

Expired-exclusive follow-up

/ 02 — Even more concretely

What I automate in my own work week.

  • Monday 7:00 AM — automated agent fetches all new owner-posted listings from the previous weekend on OLX, Storia, Imobiliare.ro. Classifies by Prahova zones, removes duplicates, scores potential. I get the list at 8:00 AM with the top 20 sorted.
  • All day — WhatsApp chatbot active on my agent profile. Answers basic questions, books viewings in my Cal.com free slots, initially qualifies buyers. I only step in when the lead score is high.
  • Tuesday, Thursday 6:00 PM — automated workflow sends follow-up reminders to owners contacted in previous weeks who didn't reply (max 3 polite follow-ups, then exit from the pipeline).
  • Friday 8:00 PM — weekly Notion digest: how many owners contacted, how many viewings booked, what stage each lead is in, what potential commission is on the table.
  • Saturday-Sunday — AI voice agent picks up calls when I can't. Books callbacks, takes messages, alerts me only if the call is marked "urgent" by an existing client.

Questions specific to real-estate agents

I'm an independent agent / small broker. Does this make sense for me?

It makes more sense for you than for a large brokerage, honestly. Big brokerages have teams that do the manual work. You're alone — every hour saved through automation is an hour you can spend at viewings or closing deals. A €149 template + 2 hours of setup pays for itself in 2 weeks if you use it for prospecting.

How does this compare to ImobiliareAI or a dedicated CRM?

ImobiliareAI and dedicated CRMs are SaaS. You pay monthly (in EUR/USD), your data is on their servers, you lose access if you leave. N8N is different: workflows run on your server (€5-10/month VPS), your data is yours, if you leave they keep running. Pay once or pay for maintenance, not for access.

Can I get into legal trouble scraping OLX / Storia?

Good question. Scraping public data is legal in the EU per recent jurisprudence (ECJ rulings on 2024 scraping cases). But each portal's terms may vary. What we do: rate-limiting (max 1 request per 5 seconds, human-mimic), zero storage of personal data without consent, contact only via the public channels indicated by the owner. For maximum safety, I also recommend a punctual legal consultation — I have a partner lawyer I can recommend.

I work at a large agency — can I still use this?

Yes. The workflows run on your personal N8N (not the agency's). Your data, your leads, your commission. Compliance check: review your agency contract for any tool exclusivity clauses — most Romanian agencies don't have them.

Do you guarantee a number of leads per month?

No. No one serious guarantees that. I do guarantee the workflows work as described and that I use them personally. What you can do: buy a template (€149), use it for 30 days, measure. If you see no results, I refund 50% within 14 days (template-only; not for setup, which involves billable hours).
